CapRateCalculator.co is a free calculator and a set of guides for investors pricing rental property by its income. It exists because most cap rate calculators online stop at the percentage. This one shows every line of the NOI that produced it, what that NOI is worth at the cap rate you choose, and the rent it would take to justify the price, with the math spelled out.

The site is not owned by a lender or broker and does not sell leads. If that ever changes, it will be disclosed on this page and on any page where it applies.

How the numbers are produced

Every figure on the site comes from one open calculation engine. The formulas, assumptions and their limits are documented on the methodology page. Where a page states typical expense ratios or market cap rates, those are ranges commonly observed, not a guarantee of what any property or market will do.
